The Net Leased Property class is a favorite among investors for its simplicity and stability of these properties. The “Net” means that the Tenant pays one or more (and often all) of the expenses associated with the Real Estate. These items include Property Maintenance, Real Estate Taxes and Insurance in addition to the Rent. With the Tenant responsible for these items, it limits the Investor’s workload required to manage the property. There are many variations ranging from Absolute Net to Modified Net with varying Owner responsibilities.

The Multi-Tenant Retail class is a great choice for Investors who enjoy the time spent on the larger and more complex assets. Multiple tenants also offer a safer investment due in part to the fact that there are many tenants paying rent and expenses.
